What Size Mini Split Do I Need?

Most homeowners should start with the room size, then adjust for the conditions that make the room easier or harder to heat and cool.

Short answer

You need an approximate BTU size that matches the room load, not just the floor area. A common rough starting point is about 20 to 25 BTU per square foot under typical conditions. A 200 sq ft bedroom might fall in the 6,000 to 9,000 BTU range. A 400 sq ft living area might fall in the 9,000 to 12,000 BTU range. These numbers change based on the specific conditions in your room. Use the mini split sizing chart or the calculator for a more specific starting estimate.

Main factors that affect the estimate

  • Room size — Length and width are the starting point. A larger room requires more capacity to condition the air volume.
  • Ceiling height — Higher ceilings mean more air volume. A room with a 10-foot ceiling has about 25% more air volume than the same floor area with a standard 8-foot ceiling, which increases the BTU estimate.
  • Insulation quality — Well-insulated walls, ceilings, and windows hold temperature more effectively. Poor insulation increases heat gain in summer and heat loss in winter, raising the estimate.
  • Sun exposure and windows — Large south-facing or west-facing windows add significant heat load in summer. A north-facing or shaded room typically needs less cooling capacity.
  • Number of regular occupants — People produce heat. A room regularly used by several people may need slightly more cooling capacity than one with one or two occupants.
  • Kitchen or heat-producing uses — Cooking generates significant heat. If the space regularly includes cooking activity, the estimate increases accordingly.

When a simple estimate may not be reliable

Square-footage-based estimates have real limits. Be extra careful when:

  • The room is open to adjacent spaces or has no door
  • Ceiling height is above 9 or 10 feet
  • The space is a garage, sunroom, or unfinished room
  • The room is already difficult to keep comfortable with existing equipment
